      受让条件:

      1、意向受让方登记时需交纳30万元保证金,打入天津产权交易市场指定账户,转受双方签约后,该保证金转为结算款。如本项目挂牌期间产生两个及两个以上符合条件的意向受让方,则交易保证金相应转为竞价保证金,余款需在签约后2日内付清。

      2、为保护转让方的合法经济利益,杜绝非真实受让方,在出现下列情况之一时,转让方将有权扣留意向受让方的保证金:(1)当意向受让方办理有效受让登记手续后又单方撤销受让申请或终止交易的;(2)当只产生一家受让方时,在掉牌后5个工作日内不与转让方签订《产权交易合同》的;(3)当出现竞价,意向受让方不办理竞价登记手续的;(4)在竞价程序中均无人应价,而导致无法确定最终受让方的;(5)转、受让双方签订《产权交易合同》后,因非转让方原因造成相关手续无法履行或完成的。

      4、受让方进行登记,即表示已对该房地产情况及过户相关事项有全面了解,因该交易款项为企业退出和安置职工的紧急用款,故受让方必须在天津产权交易市场出具鉴证书后2个工作日内将《委托付款通知书》及相关材料交付天津产权交易市场,受让方不得以尚未过户为由对委托付款事项进行拖延。
